What a town planner does, and where we fit
Town planning advice tells you what the planning framework allows on a property: the zone, the controls that cap the scale (height, floor space ratio, minimum lot size), the constraints that reduce it (heritage, flood, bushfire), and the pathway to approval. Most Sydney town planners are engaged to prepare and lodge a development application. BDK Planning works earlier, and independently: we assess what is realistic before you commit, so the money you spend on design and approvals is money spent well.
Independent, and advisory only
We never lodge DAs, so our advice carries no upsell. When we say a site does or doesn't stack up, that is the finding, not a pitch for the next stage. For buyers, that independence is the whole point: an honest planning read before you exchange, not after.

Yes. Our work is desktop-based, so we advise on property anywhere in New South Wales, including across Sydney and its eastern suburbs. Remote delivery keeps fees fixed and turnaround fast, without the overheads of a city office.
Do you lodge development applications?
