Planning Check.

A fast, fixed-fee planning screen before you make an offer: zoning, the key controls, whether your intended use is permitted, and the constraints that matter. The quickest way to know if a property is worth pursuing.

$450 fixed fee·Typically 48 hours·NSW
In short

A quick, independent read on a property before you commit. It confirms the zone and the headline controls, whether your intended use is permissible, and the key constraints, with a clear summary and a recommended next step.

What the check covers

  • Zoning and permitted uses.
  • Height, floor space ratio and minimum lot size.
  • Whether your intended use is permissible.
  • Key constraints: heritage, flood, bushfire and easements.
  • A clear summary and a recommended next step.

Who it's for

  • Buyers who want a fast planning read before making an offer.
  • Buyers' agents screening a property inside an offer window.
  • Homeowners with a quick question about what a site allows.

Fee and turnaround

$450 fixed, typically delivered within 48 hours. If the property calls for the full picture before exchange, the Planning Check upgrades naturally into a Pre-Purchase Due Diligence report.

Advisory only. A Planning Check is independent planning advice to inform your decision. BDK Planning does not lodge development applications or prepare the DA itself.

Common questions

What does STCA mean, and can a Planning Check test it?

STCA means "subject to council approval." When a listing advertises potential "STCA," it is a claim, not an approval. A Planning Check tests whether that claim actually stacks up against the controls that apply to the site, before you rely on it.

How fast is it?

A Planning Check is typically delivered within 48 hours, which is fast enough to work inside an offer window.

Do you lodge the development application?

No. BDK Planning is advisory only. A Planning Check is independent advice to inform your decision; we do not lodge DAs or prepare a Statement of Environmental Effects.
