A full independent planning assessment of a property before you buy. It maps the controls and constraints in full, sets out a risk register of what could limit development, and tests any advertised potential against the actual controls, so you exchange with the planning position understood.

What the report covers

  • Everything in a Planning Check, in depth.
  • The applicable controls and constraints mapped in full: zoning, height, floor space ratio, minimum lot size, heritage, flood, bushfire and easements.
  • A risk register of what could limit or complicate development.
  • Any development potential advertised in the listing, tested against the actual controls.
  • The planning matters worth raising with your solicitor or conveyancer.

Fee and turnaround

$1,200 fixed. Complex sites are quoted at $1,800 to $2,400 and confirmed before any work begins. Turnaround is confirmed at scoping, and we work to your exchange timeline where we can.

Common questions

Should I get this before or after I make an offer?

Before you exchange, and ideally before you bid. The planning position can change what a property is worth to you, and your leverage to walk away disappears once contracts are signed.

Isn't this my conveyancer's job?

Your conveyancer covers title and contract, which is essential but a different lens. Whether your intended use or development is permissible, and whether advertised potential is real, is a planning question their review is not designed to answer.

Do you lodge the development application?

No. BDK Planning is advisory only. This is independent planning advice to inform your purchase decision; we do not lodge DAs or prepare a Statement of Environmental Effects.

How is this different from a Planning Check?

A Planning Check ($450) is a fast screen before you make an offer. Pre-Purchase Due Diligence ($1,200) is the full version: every control and constraint mapped, a risk register, and advertised potential tested, for when you are moving toward exchange.
